Domaine des Sarcelles
Construction rules and general information
● Land for cottage / single family home only.
● A lot of land cannot contain more than one residence.
● Short term rental is permitted.
● Accessory buildings authorized per lot: One (1) single, double or triple garage attached or detached to the residence, and One (1) shed per door.
● Any construction on the said building must have a minimum living area of 1000 sq. Ft. Excluding the basement.
● Any construction on said building must have a minimum construction square of
25 'x 25'.
● Limit the deforestation of each lot to 4500 ft2.
● Preserve a minimum of 25 'of trees on all the lines which delimit the said building.
● Any construction on the said building must be erected at least 45 'from all lines which delimit the said building.
● Do not allow the installation, on any part whatsoever of said land, of a house
mobile or trailer or other building of the same nature.
● Self-construction permitted.
● Exterior coating permitted: Canexel, wood, stone, fiber cement, etc. (Sheet metal and Vinyl prohibited).
● The exterior finish of the said construction must be completed within the year of the start
of the latter.
● Construction must begin within 48 months hereof. This clause does not concern
not the lots of land directly on avenue Gagné. A penalty of
$ 4000 will be imposed if this clause is not respected.
● No trade or industry of any kind on said land is allowed.
● The owner can use an identification panel for his land / chalet as long as it is aesthetic, made of a durable coating and whose inscriptions are not affixed by hand.
● Pending municipalization of the Domaine's roads, snow removal from the roads will be the responsibility of the Domaine. However, the owner of each site will pay the Société du Domaine des Sarcelles, upon presentation of supporting documents, the amount established annually for snow removal. For each owner, however, this amount may not be greater than an amount equivalent to one twentieth (1/20) of these costs. (A snow removal quote made in 2020 showed an annual amount of $ 2000 to clear the entire area, so it would have been $ 2000/20 = $ 100 maximum per owner annually).
● The owner of each land may not subdivide the land. This obligation binds all
possible successors.
